When transacting using cryptocurrency, we provide the invoice amount equivalent to the Agreement of Purchase and Sale and you will be given a fifteen-minute market rate lock period to select your chosen cryptocurrency and remit payment.

A real estate deposit is a payment made upon offer acceptance which is traditionally held in the real estate trust account of the listing brokerage. It gives the Seller assurance that the Buyer has financial stake in the agreement and is acting in good faith. This is an essential step in the negotiation process since without a deposit cheque, the agreement is not firm and binding.
There is no fixed security deposit amount mandated by law. While deposits are technically negotiated between the Buyer and the Seller, it is generally expected to be around 5% of the sale price.
Similar to when buying a real estate using Bitcoin, we can also accept security deposit payments in Bitcoin upon offer acceptance. We will issue an invoice equivalent to the agreed upon Canadian fiat, then you can use your chosen cryptocurrency to initiate the payment. Until the closing date of the transaction, this amount is held in the real estate trust account of the listing brokerage.
The deal falls through when one of the conditions has not been met. Some of these conditions include but are not limited to property inspection, financing, zoning and by-laws, and title searches. If the conditions are not met and the transaction fails, the listing brokerage has to issue the deposit back to the Buyer once a mutual release form has been executed between the Buyer and Seller.
Refund for the security deposit can only be made in traditional fiat (Canadian Dollars). You may either utilize this amount to make an offer on another property or keep it in your bank account.
A down payment is a sum of money that a buyer pays to the seller in the early stages of purchasing a real estate. The down payment represents a portion of the total purchase price, and the buyer usually applies for a loan to finance the remainder. The minimum down payment for the properties under CAD 500,000 is 5%. The percentage can increase with the property price and reaches a minimum of 20% for properties worth more than CAD 1,000,000.

It is essential that the buyer is qualified by the lender if the buyer plans to use financing for the portion of the purchase price. Factors that are considered by the lender are the downpayment, Loan-to-Value (LTV) ratio, buyer’s credit score and income.
There are many kinds of lenders, such as A Lenders (Banks), who offer loans at the lowest rates but also have more stringent eligibility requirements. Then there are B Lenders, who offer financing at a somewhat higher interest rate but are prepared to take on clients with higher levels of risk. Lastly, there are private lenders who may just consider the loan-to-value ratio and have no limitations for income or credit scores. Compared to A or B Lenders, private mortgages are often financed at a higher rate.
